Our organization's Asset Management department is responsible for overseeing the upkeep of our real estate projects across Portugal. With a strong presence in several countries, we have 31 properties that focus on tourism-related development since 2015.
The Asset Manager will be responsible for coordinating maintenance teams across various hotels, ensuring hotel facilities and equipment are in perfect working condition. This professional must ensure efficient and safe execution of all preventive and corrective maintenance services, collaborating with other departments to guarantee customer satisfaction and operational excellence.
Responsibilities:
* Coordinate maintenance teams for all hotels under their responsibility, ensuring efficient maintenance services, on time, and to a high standard of quality.
* Coordinate outsourcing teams responsible for hotel service contracts.
* Plan and supervise the execution of preventive and corrective maintenance programs, minimizing disruptions to daily hotel operations.
* Manage material and human resources required for maintenance activities, ensuring tools, equipment, and spare parts are available.
* Monitor and control maintenance activities budget, seeking cost-optimization solutions without compromising quality.
* Ensure compliance with safety standards and environmental regulations during all maintenance activities.
* Develop and train maintenance teams, promoting a collaborative and high-performance work environment.
* Conduct regular inspections of facilities, identifying repair needs, improvements, or investment opportunities.
* Assist in coordinating interaction between maintenance teams and other hotel departments for smooth hotel operations.
* Prepare periodic reports on facility condition, maintenance status, and corrective actions taken.
* Work closely with suppliers and external service providers to ensure proper execution of outsourced services when necessary.
Requirements:
* Proven experience managing maintenance teams, preferably in the hospitality sector or similar environments.
* Technical education in maintenance, engineering, or related fields.
* Strong leadership skills and effective communication abilities with teams and other departments.
* Knowledge of best practices in preventive and corrective maintenance.
* Ability to plan and manage multiple projects simultaneously, with a focus on deadlines and results.
* Proficiency in maintenance management and budgeting tools.
* Commitment to quality, safety, and environmental sustainability.
* Availability to travel between hotels as needed.
