We are seeking an experienced Property Presentation Manager, responsible for preparing, staging, and showcasing properties for sale. This critical role involves overseeing the scheduling and execution of repairs, painting, cleaning, landscaping, and design of both interior and exterior spaces.
Schedule and coordinate property preparation tasks, including renovation, painting, cleaning, and landscaping to ensure the home is ready for market. Manage deadlines and budgets related to contractor work, ensuring efficient and timely execution. Supervise thorough cleaning of all spaces prior to staging.
Design and plan interior and exterior decor to highlight the property's best features. Transport furniture and artwork from storage and arrange in the home, consult with homeowners on using personal furnishings, store excess and supplement as needed. Schedule and oversee professional photography, video shoots, and 3D imaging for marketing materials. Manage signage placement and lockbox setup.
Assign Open House hosts and follow up for feedback after each event. Coordinate buyer showings through agent scheduling. Prepare Comparative Market Analyses (CMAs) for appraisers and meet with appraisers as needed. Keep the Listing Agent and Director of Operations informed on listing progress up to contract.
Post-contract, oversee any negotiated repairs and coordinate with buyer agents to ensure a smooth handover of keys and any remaining items. Prepare for the final walk-through, ensuring all loose ends, cleaning, and item removal are addressed.
To be successful in this role, you will need to develop a deep understanding of the local market and competition to position properties effectively. Collaborate with the Marketing Specialist to create and distribute high-quality online and print marketing materials. Work closely with the Listing Agent to implement ongoing and creative marketing strategies.
You will also be responsible for setting clear expectations and coordinating property preparation timelines around the seller's schedule. Ensure completion and signing of Property Disclosures and Inclusions/Exclusions with clients. Provide clients with detailed communication at key stages, including launch updates, weekly status reports, and post-sale follow-ups.
