Criterion Portugal is a dynamic and fast-growing property development company with an extensive pipeline of over 1,800 residential units. We are seeking a highly skilled Senior Architect with a strong background in affordable housing to shape the future of our developments.
Key Responsibilities
* Lead the development and refinement of Employer's Requirements (ERs) across all projects.
* Ensure ERs are consistently applied across design phases and remain aligned with our commercial goals.
Licensing & Urban Planning
* Navigate and support the licensing process, acting as liaison with municipal authorities.
* Conduct PDM (Plano Diretor Municipal) analysis, contribute to massing studies, and evaluate zoning feasibility.
Design Coordination
* Appoint, lead, and manage external architectural and engineering consultants.
* Ensure seamless integration of design disciplines and alignment with ERs and project budgets.
Design Optimisation
* Champion cost-effective design solutions tailored to affordable housing needs.
* Refine unit layouts for regulatory compliance, functional flow, and market appeal.
Design Team Management
* Oversee contractual and invoicing processes for design consultants, maintaining financial control and ensuring timely delivery.
Marketing & Sales Support
* Lead on the appointment and delivery of sales and marketing collateral, liaising with the in-house sales & marketing team.
Candidate Profile
Experience
* A minimum of 10 years of architectural experience, with a strong focus on affordable housing and familiarity with Portuguese urban licensing processes.
Technical Skills
* Advanced knowledge of construction detailing and material specification.
* Experience in value engineering and design-to-budget processes.
* Solid understanding of Portuguese planning and construction regulations.
* Proven ability to manage multidisciplinary teams and external consultants.

Qualifications
