Property Listing Manager Job Overview
We are seeking an experienced and organized Property Listing Manager to oversee the complete preparation, staging, and presentation of properties for sale.
This includes managing scheduling and execution of repairs, painting, cleaning, landscaping, and the design and decoration of both interior and exterior spaces.
Following property prep, coordinate high-quality photography, video, and 3D imaging for marketing materials.
Track project timelines to maintain listing schedules and ensure the property is properly presented through to contract and closing.
Key Responsibilities:
1. Prepare top-tier pre-listing packages for agent appointments to effectively communicate and sell our services.
2. Schedule and coordinate property preparation tasks, including renovation, painting, cleaning, and landscaping, to ensure the home is ready for market.
3. Manage deadlines and budgets related to contractor work, ensuring efficient and timely execution.
4. Supervise thorough cleaning of all spaces prior to staging.
5. Design and plan interior and exterior decor to highlight the property's best features.
6. Schedule and oversee professional photography, video shoots, and 3D imaging for marketing materials.
7. Manage signage placement and lockbox setup.
8. Assign Open House hosts and follow up for feedback after each event.
9. Coordinate buyer showings through agent scheduling.
10. Prepare Comparative Market Analyses (CMAs) for appraisers and meet with appraisers as needed.
11. Keep the Listing Agent and Director of Operations informed on listing progress up to contract.
12. Post-contract, oversee any negotiated repairs and coordinate with buyer agents to ensure a smooth handover of keys and any remaining items.
13. Prepare for the final walk-through, ensuring all loose ends, cleaning, and item removal are addressed.
Requirements:
* Strong organizational and time management skills.
* Client service-oriented with a focus on delivering excellent customer experiences.
* Proven experience in project management, account management, or client service roles.
* Proficiency with scheduling and project management software tools.
* Must be hands-on and proactive in preparing homes, including cleaning, moving furniture, and executing physical tasks.
* A keen eye for design, image composition, and photography is a plus.
* Reliable transportation is essential to visit properties and transport staging materials.
* Ability to perform physical tasks, including lifting up to 50 lbs when necessary.
