Job Description:
The Mercan Properties Group is responsible for developing real estate projects in the tourism sector in Portugal and currently has 31 projects across the country. The Mercan Group has a presence, in addition to Portugal, in Canada, China, India, the United Arab Emirates, United States of America and Greece. The operation in Portugal began in 2015, focusing on the development of real estate projects related to tourism.
We are looking for a Project Manager – Fit-Out/Furniture (M/F) to join our Procurement & Supply Chain team and support the execution and coordination of hospitality projects, with a focus on the procurement and implementation of fit-out solutions, including furniture, kitchens, artwork, and other FF&E (Furniture, Fixtures & Equipment) categories.
As a Project Manager within the FF&E category, this professional will be responsible for optimizing costs and delivery timelines, managing contracts and supplier performance, and ensuring that all acquired solutions meet the required quality and sustainability standards. This role also involves coordinating with suppliers and internal teams throughout the procurement, production, delivery, and installation phases.
Key Responsibilities
• Manage the end-to-end procurement cycle for furniture and equipment—from sourcing to final installation.
• Critically assess pre-tender documentation (bill of quantities, drawings, international hotel brand specifications) to proactively identify and correct errors.
• Conduct supplier visits, both domestic and international, for procurement purposes (may involve occasional extended travel).
• Launch and manage supplier tender processes to secure the best proposals in terms of quality, timeline, and price.
• Prepare comparative analysis, negotiate terms, and oversee supplier contracting.
• Monitor delivery schedules and installation plans to ensure alignment with the overall project timeline.
• Oversee on-site execution in collaboration with project, construction, architecture, and operations departments.
• Support the definition of product standards and procurement procedures across various developments.
• Ensure full documentation traceability and budget control for each project (including purchase order follow-up, invoicing, and payments).
• Identify risks and opportunities for improvement within procurement and implementation processes.
Requirements
• Degree in Management, Engineering, Architecture, Interior Design, or a related field.
• Minimum of 3 years of experience in a similar role, preferably within hospitality, retail, or large-scale real estate projects.
• Strong knowledge of procurement processes, supplier management, and project coordination.
• Ability to read technical drawings and interpret product specifications.
• Proficiency in Excel and planning tools (MS Project or equivalent).
• Excellent negotiation, communication, relationship management, time management, and prioritization skills.
• Decision-making and problem-solving ability.
• Strong analytical mindset and attention to detail.
• Fluency in Portuguese and English (mandatory).
