Head of Living Real Estate Investments Location: Lisbon, Portugal (with regular investment coordination across European markets) Experience: 5–10 years (senior-level role) in real estate investments Education: Bachelor's degree in Economics, Real Estate, Business, Finance or related field (Master's/MBA preferred) Role Overview: As the Head of Living, you will lead Ariomori's Living (Residential/BPSA/Multi-family/BTR) real estate portfolio and strategy across multiple European markets. This role is responsible for end-to-end lifecycle of Living investments – from strategic planning and deal origination to acquisition, asset management, and eventual exit. You will shape and execute the "Living sector" strategy in alignment with the company's objectives, ensuring that our Living investments deliver strong returns and sustainable growth. This role will involve close collaboration with internal teams (Investments, Research, Finance) and external partners (brokers, valuators, JV partners, property managers, etc.) across Europe. Key Responsibilities: Deal Sourcing & Execution: Lead the identification and evaluation of new investment opportunities in the Living sector. Oversee deal sourcing, market research, and due diligence for Living acquisitions in target markets. Negotiate and structure acquisitions, joint ventures, and dispositions of Living assets to expand the portfolio and maximize returns. Asset Management Oversight: Supervise the performance of all Living projects within the portfolio. Develop and implement strategies to maximize property value and investment returns. Oversee property-level business plans, capital expenditures, and leasing strategies to enhance asset value and maximize returns. Team engagement: Collaborate with cross-functional teams (Analysis/Acquisitions, Research, Finance, Property Management, etc.) to ensure alignment and effective execution. Coordinate with property managers in each region to ensure properties are well-maintained, occupancy targets are met, and tenant satisfaction remains high. Manage relationships with JV partners, local operating partners, brokers and agents, lenders, and other key stakeholders to advance strategic goals. Financial & Portfolio Oversight: Set and oversee financial performance targets for the Living portfolio, including budgeting, forecasting, and reporting. Monitor rental income, expenses, and capital investment plans to ensure the portfolio meets or exceeds its NOI and ROI objectives. Market Intelligence & Compliance: Ensure all investments and operations comply with local real estate laws, regulations, and ESG standards. Analyze market dynamics to proactively adjust strategy and capitalize on new opportunities. Qualifications & Skills: Experience & Track Record: 5–10 years of experience in real estate investments. Acquisitions and portfolio management orientation, with a focus on residential/multifamily/BTR/PBSA asset classes. Demonstrated track record in identifying and closing real estate transactions. Experience managing assets across multiple geographies is highly desirable. Education: Bachelor's degree in Economics, Finance, Real Estate, Business or a related field is required (a Master's degree or MBA is strongly preferred). Leadership & Collaboration: Strong leadership and team management capabilities, with experience in guiding teams/projects. Excellent stakeholder management and interpersonal skills to work effectively with international teams, senior executives, and external partners. Effective communication and presentation skills are essential for pitching investment strategies and reporting. Strong network and interpersonal skills within the European living sector is an advantage. Deal Execution & Market Knowledge: Deep understanding of the real estate market trends in the Living sector. Familiarity with the UK, Portuguese, German, Spanish and other EU residential markets will be considered as advantage. Proven negotiation skills to secure favorable terms on acquisitions, partnerships, and leases. Languages: Fluency in English (company working language). Additional European language skills are a plus, but not mandatory. Other Skills: High proficiency in financial modeling tools (Excel, Argus Enterprise or similar) for property valuation and underwriting. Strong organizational skills with the ability to manage multiple projects simultaneously. A proactive, entrepreneurial mindset with attention to detail and a commitment to excellence.
